It is a fact that property in Hong Kong is very expensive compared to a lot of other cities and countries and the property price is affected by many factors including size, location, view and age of the building. HONG KONG ISLAND
The Peak
Known as one of the prime residential areas of Hong Kong, The Peak is situated, as per its namesake, on Hong Kong Island’s Victoria Peak. This location boasts lush green surroundings with peaceful walks and fantastic views, however during the wet season (spring time), it can become engulfed with clouds and as a result has higher humidity levels. The weather here is usually a few degrees cooler than the rest of Hong Kong and being only a 10-15 minute drive to Central, it is easy to understand why The Peak continues to be one of the most sought-after areas in Hong Kong.

Typical residences are spacious detached homes, modern townhouses, or modern low-rise and colonial-style blocks. Many properties have balconies or terraces, high ceilings and fireplaces, some enjoying exquisite views of Victoria Harbour or the outer islands of the South China Sea.

Peak residents enjoy a wide range of facilities such as restaurants, supermarkets, schools, medical facilities and a shopping centre. Transportation to the area is by private car, bus, minibus or one can take the infamous (although often crowded) Peak Tram.

Mid-Levels
Mid-Levels is one of the most popular residential areas for foreigners, especially with singles and couples and it by far, has the largest number of up-market high-rise residential buildings in Hong Kong. As the name implies, Mid-Levels is situated halfway up the mountain between the Peak and Central and stretches from Kotewall Road in the west to Kennedy Road towards the east. Due of its proximity to Central, Mid-Levels, residents enjoy easy access to Lan Kwai Fong and Soho, Hong Kong’s trendy night life districts.

The majority of properties are apartments and are either high-rise (some having over 60 floors!) or low-rise colonial post war buildings. Properties range from one to four bedrooms and many of the modern high-rise developments offer sports and leisure facilities such as gyms, children’s play areas and pools, and convenient amenities such as shuttle buses to Central. A rental premium is also usually paid for spectacular views over Victoria Harbor and Central business district.

On the western side of Mid-Levels, many complexes comprise of smaller units, which are very popular with young professionals who prefer being within walking distance to the office and close to the entertainment districts.

The Hong Kong Park and the Botanical Gardens with its zoo, playgrounds and fountains are also a stone’s throw away. There are plenty of shops, restaurants and supermarkets, public transport and taxis are plentiful, and is augmented by the infamous hillside escalator system into Soho and Central.

Western District
Historically having a more “local” ambiance, this area is up and coming and has experienced considerable development over the past few years on the back of the future MTR extension into the district. Stretching from Hollywood Road West to the end of the Tram line at Kennedy Town, one would have witnessed many new high-rise buildings popping up, with a wide selection of one to three bedroom properties ranging from 400 s.f. to around 1,600 s.f. . Most new buildings have facilities including pools and gyms, and the popular complex “The Belchers” is no exception offering full club house facilities including tennis courts. Properties in this location are usually more reasonably priced than in Mid-Levels and being just 15 minutes drive from Central it attracts many young professionals.

There are a wide variety of interesting shops to browse through and many local restaurants. There is also a good choice of supermarkets and an open wet market selling fresh fruits, vegetables, meat and fish.

Pokfulam
Situated on the south western side of Hong Kong Island, is the community of Pokfulam. The University of Hong Kong is located here and thus many academics have chosen to reside in this area. Rentals are less expensive than other South Island districts, however it still offers a peaceful and green environment for those who prefer a slower pace. Pokfulam has a wide variety of accommodation ranging from comfortable townhouses to spacious high rises and older style low-rise properties. It is also home to the popular Bel’Air complex comprised of luxury villas and modern apartments commanding beautiful views over the South China Sea. The development also has a club house with full facilities.

Serving this community is the most recently developed Cyberport shopping complex; here you will find restaurants, cinemas, a variety of stores, international supermarkets and the five-star Le Meridian Hotel. Hong Kong Country Park is close for recreation and peaceful walks. Pokfulam is a 20 minute bus ride away from Central and Aberdeen.

Happy Valley
Happy Valley, famous for its Race Course, has a village style atmosphere with plenty of new restaurants and bars sprouting up in the area. It offers a diverse range of accommodations such as low-rise and high-rise buildings both old and new, many commanding stunning views of the surrounding mountains and race track. The area is especially popular amongst young professionals who love the community atmosphere.

Situated along the Hong Kong tramline, the area is serviced by a variety of public transportation, and is only a 10-minute drive to Central. Happy Valley is also a short distance from the restaurants and nightlife of Wanchai, and to the sports facilities at Victoria Park and vibrant Causeway Bay. Medical facilities both private and public are also close by.

Stubbs Road and Jardine's Lookout
From the east of Hong Kong Park and stretching to Wong Nai Chung Gap Road, this area is generally referred to as the quiet side of Mid-Levels and comprises of a variety of colonial to mid-rise developments, with several fairly new luxurious high-rises.

Stubbs Road consists of a mix of older low-rise and mid-rise buildings, with several new high-rise luxurious developments, most with panoramic views overlooking Wanchai and Causeway Bay business districts with harbour views in the near distance.

Jardine’s Lookout is a quiet, tree-lined exclusive enclave situated above Causeway Bay and Happy Valley. It has become increasingly popular with foreigners due to its proximity to Quarry Bay and North Point, home to many multinational corporations’ Headquarters. Jardine’s Lookout is a serene, green community with luxurious high-rise buildings, older townhouses, garden properties and private home.

Both areas are well served by public transportation, international school and medical facilities.

North Point and Braemar Hill
North Point, located east of Causeway Bay, and behind that, Braemar Hill, are areas most favored by Japanese foreigners, with it’s close proximity to the business district of Quarry Bay and Japanese International School (secondary level). North Point is well served by public transport with frequent buses, trams, the MTR (Mass Transit Railway), and it has good access to local markets and the many supermarkets that carry Japanese food items. The residences in this area are mainly high-rises (some with pools) andhave superb eastern harbor views.

Shouson Hill
Shouson Hill, perched on the south side of the Peak, is shrouded in greenery and overlooks Aberdeen on one side and the Hong Kong Golf Club on the other, and is one of the most peaceful areas in Hong Kong. Most of the residential blocks are either colonial low rises, modern low rises with communal gardens or modern townhouses with gardens. A short journey through the Aberdeen Tunnel connects the Southside with Causeway Bay/Central and it is only a 10 minute drive to nearby Deep Water Bay and Repulse Bay.
Deepwater Bay
Deep Water Bay, nestled between Shouson Hill and Repulse Bay, is one of the most exclusive areas of Hong Kong and is known for its luxurious houses with gardens. Most residences face the exclusive nine-hole Deep Water Bay Golf Club, with glorious views overlooking the yachts moored in the bay, which in turn adjoins one of the finest beaches in Hong Kong.

Close by are several International supermarkets in the Shouson Hill and Repulse Bay areas. Many schools are also just a short trip away like South Island, HKIS, Canadian International and the Singaporean International School.
Repulse Bay
Repulse Bay, blessed with its lush green sub tropical backdrop and breathtaking views over sandy beaches and beyond to the South China Sea, is one of the most popular residential areas of Hong Kong south. Luxurious high-rise properties with extensive facilities co-exist with older, low-rise structures and exclusive modern townhouses. Offering superb restaurants and shopping, it is especially popular as the elementary grades of the Hong Kong International School (HKIS) are located here in two newly renovated buildings. Driving time to Central is approximately 20 minutes via Deep Water Bay.

Situated at the top Tai Tam Reservoir Road, at the beginning of Repulse Bay is Hong Kong Parkview. This self-contained complex with resort like facilities is set in a country park, offering apartments with green, sea and city views, recreation, international supermarket, restaurants, a popular pre-school and a private shuttle bus service to Wanchai and Central business districts.

The Grand white colonial Repulse Bay Hotel (The Repulse Bay) has been recreated to house several excellent international restaurants, and one of the best international supermarkets serving the foreign community in Hong Kong.
Stanley and Chung Hom Kok
Located on a small peninsula extending into the South China Sea is Stanley. Once a quiet fishing village but now famous for its vibrant outdoor market, and its beaches, it is here that thousands gather to watch the annual Dragon Boat Races. The western side of this peninsula has retained some of its old-time fishing village charm, overlaid by street-side cafes, al fresco dining and open-air pubs.

Accommodations in Stanley are mostly low rise properties and townhouses, many with sea views. Everything is within walking distance. Shopping facilities in Stanley Plaza include a “Taste” superstore, offering a large selection of international gourmet food products to the foreign community. Public transportation into Central, which is 30 minutes away, is varied and frequent. By car, Stanley is approximately 25 minutes to Central, depending on the time of day.

Between Stanley and Repulse Bay lies Chung Hom Kok; a quiet but predominantly low-rise area, comprising of large single-family homes, low-rise properties with balconies and townhouses, most having stunning sea views. It has its own shopping complex and is within close proximity to Stanley. Families who do not like high rise living tend to favor this area.
Tai Tam
Follow the scenic coast line from Stanley to the Redhill Peninsula and you will travel through Tai Tam. It consists of well-appointed luxury high rises and spacious townhouses. All have superb recreational facilities and being situated at the tip of the peninsula ensures spectacular sea views and fresh sea breezes. This area is a preferred choice for those wanting a quiet, relaxed, resort-like coastal setting. Located on Tai Tam Road are the extensive facilities of the American Country Club and the campus of the Hong Kong International School’s middle / upper divisions. Central is 30-40 minutes away by car and many of the larger complexes offer shuttle services to Stanley and/or Hong Kong north.
KOWLOON & NEW TERRITORIES
Kowloon West
Kowloon West is a new reclamation area developed by the government and property developers. Due to the mass of luxury office towers being built and several new serviced property towers, this area is soon to be the newest business district of Hong Kong.

Union Square is situated above Kowloon Station and comprises of a number of new luxurious property blocks with full club facilities, most with spectacular Hong Kong and harbour views. Transportation is extremely convenient being perched above the Airport Express and Tung Chung MTR line, and many developments provide shuttle bus services to all amenities in Tsim Sha Tsui. Central is about 10 minutes by train and it takes less than 20 minutes to Hong Kong International Airport. Generally, property prices are more reasonable compared to that of Hong Kong Island.

Olympic is also a very popular area being located above the Tung Chung MTR line. It has a number of large residential developments, all with full club house facilities including gyms and swimming pools and a shopping centre offering a wide range of restaurant, shops, cinema and recreational facilities such as ten pin bowling.

Tsim Sha Tsui (TST)
Located at the tip of the Kowloon Peninsula Tsim Sha Tsui (known as TST) is the equivalent of Central district on Hong Kong Island. TST is predominantly a business centre, and has literally thousands of shops. There are several serviced property blocks here and in nearby areas, most with views looking over its waterfront promenade, a familiar Hong Kong sight. In the busy crowds you will find a mix of different ethnicities, streets lined with large billboards and neon lights, luxury hotels, flash shopping malls and street food stalls, all adding to the excitement of this area that never sleeps.

TST is especially popular with foreigners who need to commute to mainland China as the China ferry terminal is located here. The Hung Hom KCR Station is nearby too, with trains running straight through to Shenzhen and Guangzhou.

Clearwater Bay and Sai Kung
Clearwater Bay is an area of natural beauty, mountain scenery and beautiful beaches that covers the northern part of Tsueng Kwan O and the entire Clearwater Bay Peninsula. The area is quiet with only a few restaurants and shops; however it’s neighbouring town Tsueng Kwan O has brought great amenities to the residents of Clearwater Bay with a hospital, shopping malls and MTR stations only a few minutes away. It has quietly become the Jewel of the eastern New Territories, with marinas harbouring yachts and boats, an eighteen hole golf course and scenic hiking trails, and it is easy to see why Sai Kung has become a haven for foreigners who love the outdoors. With luxury developments comprising of town houses and low-rise properties, there is also a variety of affordable village houses, properties with gardens and roof tops scattered in the lush green mountains most with scenic sea views.

Sai Kung Town originally famous for its waterfront seafood restaurants, has become a gathering place for foreigners, locals and tourists alike, with a variety of antique furniture shops, supermarkets, pubs and alfresco dining.

This small bustling town gets very busy at weekends and on public holidays.

Discover Bay, Lantau
Discovery Bay, established in the early 1980s, is a modern residential community that offers a relaxing lifestyle.
